Q. What’s the difference between a custom home and a spec home?

A. The main difference between a custom home and a home build for speculation (spec home) is really, who is paying for the construction and who owns the bare land. When we own the land, we are also responsible for paying for 100% of the construction of the home. When you purchase a home like this, you simply obtain a regular residential mortgage (either for a first or second home) from your lender. If you own the lot and want us to build a home for you, unless you have cash to pay for the land and construction, you must obtain a construction loan. In this case, your lender provides us with money throughout the construction process with which to build your home. When the home is complete, they usually have a program to convert the construction loan to permanent financing.


Q. Can I choose my own floor plan, paint, floor coverings, etc.?

A. Yes, you can. In both instances, you do have choices. If it is a custom home, you have the most flexibility. If we are building the home as a spec home, we may limit some choices due to the fact that if you cannot complete the purchase of the home, we must be able to secure a buyer and not everybody’s taste is the same. We are very easy to work with in both instances.


Q. How long will construction take?

A. In most instances, we can have you in your new home in 4-6 months. Of course, schedules can change due to inclement weather, permitting delays, etc. We do strive to stay on schedule, and will keep you informed every step of the project.
